The Owner's Representative clarifies roles, manages expectations and assists the owner/board in decision making and provides guidance through the decision making process. Projects include:

MUNICIPAL EXPEDITING & VIOLATION REMOVAL

The Firm of Luke LiCalzi, P.E., P.C., performs expediting series at the following governmental agencies for Property Managers, Design Professional and Building Owners/Board of Directors:

 

  • Landmarks Preservation Commission

  • Department of Transportation

  • Department of Buildings

  • Fire Department

  • Department of Environmental Protection

  • Environmental Control Board

The firm of Luke LiCalzi, P.E., P.C. has, since 1970, experience obtaining approvals from the above listed agencies for existing conditions, minor alterations, major alterations, public assemblies and new buildings. The firm provides a complete package of available services including preparation of required drawings and documents, field inspections, special inspections, and the ability to obtain all required approvals signoffs, certificates and, when required, violation dismissals. Projects are supervised and coordinated by Licensed Professionals (Registered Architects and Professional Engineers).

 

CONSTRUCTION CONSULTING TO MORTGAGE LENDERS/EQUITY LENDING SUPPORT

Luke LiCalzi, P.E., P.C. is a Consulting Engineering organization with broad experience and capability in the areas of supervision of Real Estate Construction loans on behalf of lending institutions. 

 

Services includes: Plan and Cost Reviews, Site Observation Reports, Percentage Complete, Cost to Complete, Existing Condition Reports and Expert Witness Services.

 

 

FACADE AND ROOF RESTORATION

(BUILDING ENVELOPE)

Review of existing conditions to determine compliance with applicable local laws and code requirements, review of water penetration conditions (leaks), design and specification of required repair and restoration work, bid reviews, inspections during improvement work, approvals of application for payments and punch lists. 

CIVIL, STRUCTURAL AND ARCHITECTURAL DESIGN, STRUCTURAL ALTERATIONS AND RESTORATION,

SIDEWALK VAULT RESTORATION

Luke LiCalzi, P.E., P.C, is a Consulting Engineering organization with broad experience and capability in the area of design for major alteration and gut renovation of residential, commercial and religious/ non-profit properties. 

Services include analysis and design of building and ancillary structures for conformance with existing and proposed serviceability and occupancy requirements.

LOCAL LAW 10/80 AND 11/98

Complete and full "hands-on" exterior facade inspections performed by a licensed Professional (P.E or R.A); submission and full compliance with Local Law 11-1998 – "The Report of the Periodic Inspection of Exterior Walls and Appurtenances". Consultations with Building Owners / Managers as to observed conditions during the inspection along with procedural recommendations for full compliance.

TENANT ALTERATION REVIEW FOR COOPS AND CONDOS

Review and consulting services to managing agents and board of directors on proposed tenant alterations including conformance with applicable codes and regulations, possible impact on other unit owners, effect on common elements and suitability of the scope of work including projected time frame and sequence of construction.

RESERVE/REPLACEMENT STUDIES

Luke LiCalzi, P.E., P.C. Consulting Engineers performs improvement inspections to determinate the Replacement Reserve in connections with obtaining governmental insured mortgages. 

In addition, the firm performs improvement inspections for the Real Estate Owned (REO) divisions of major lenders in connections with the preparation of Estimated Cost Of Repairs.
